  1. Does J.D. Irving, Limited build the housing?
    • No, the land will be subdivided and sold to builders who will build all types of housing classes, along with institutional and commercial buildings.
    • Individuals can work with builders to purchase or rent housing units.
  2. How long will construction take?
    • The project will be constructed in multiple phases as market conditions dictate. Full build out will take many years.
  3. What kind of amenity areas will be part of the development?
    • There are dedicated areas for park and recreational space that are owned and operated by the City of Fredericton. Future collector streets will include biking lanes and walking trails.
  4. How much will a home cost?
    • Home prices will vary depending on factors such as size and finishes set by each builder. The development will include a broad mix of products that will provide a wide variety of price ranges.
  5. Is this part of the woodlot?
    • No. The UNB woodlot is not part of this development.
    • We appreciate the biodiversity of the UNB woodlot and its importance to the community. Environmental setbacks are being established as part of the project planning. All government requirements will be met or exceeded.
  6. Will there be an affordable housing component?
    • We strive to offer a wide variety of housing types in our plans. However, price points will largely be decided by the builders and market conditions.
  7. Will this development impact traffic? (Hanwell Road)
    • Traffic studies will be completed by professional traffic engineers as required through the city approval process to identify improvements needed to keep streets safe and at an acceptable level of service. The development will also be serviced with public transit and have multipurpose trails along future collector streets.
    • The project is being carried out in stages and the city has been making improvements to traffic flow leading into the downtown area. The city is responsible for developing transit routes and making changes to improve traffic congestion.
  8. Does J.D. Irving, Limited have plans to develop other land it owns?
    • J.D. Irving, Limited is constantly reviewing its land holdings for ways to better meet the needs of the communities we operate in. We are currently working through the municipal approval process for a new modular home development in Riverview, NB, and another master-planned mixed use community within an area known as the Vision Lands in Moncton, NB.
